Q : Why should I sell my house to you instead of listing it with a realtor?
A: Selling your house to us verses going through a realtor has several advantages:
We don't care about your housekeeping. There's no reason to do special cleaning, put away family photographs or make your house look like a model. We can overlook the personal touches and get right to the "meat" of the house.

Q : Won't I make more money if I sell it through a realtor?
Not necessarily. The costs associated with trying to sell your house at fair market prices through a realtor need to be looked at carefully. They add up quickly, and when you consider the extra hassle of keeping your house in "show condition" for an extended period of time while you try to sell, plus the uncertainty of the deal itself, it may not be worth it. Let's take a look:

Even though some realtors may give you a break on their commission if they sell your house personally, let another realtor sell it and you can count on at least 6% because they now have to split the commission with someone else.

Also, we have what is known as a "Buyer's Market" right now, meaning that there are a lot of houses on the market at very attractive prices. So, if you hope for a quick sale, you need to make your deal more attractive than the next guy by offering to pay closing costs or offering some other type of concession. Your realtor may be likely to suggest you do so. This means you can add another 3% on average to your expenses. (We, on the other hand, always pay all closing costs on the houses we buy). So, add the 6% commission plus 3% closing costs together and they cut your net profit by 9% of your house's selling price. So, a $130,000.00 sale drops to $118,300 right up front when you deduct commission and closing cost expenses. And that's if your house is in "move in" condition. If not, you'll end up deducting more from your net profit.

In this "Buyer's Market", your house needs to be free of flaws and maintenance issues to hope for a quick sale at a fair market price. How much "spiffing" your house takes will depend on your particular house, but take it from someone who does this for a living - it's ALWAYS more than you think. If your house is in pretty good condition, you may only spend a minimal amount - but, if it needs work, it can easily be a substantial amount.

So, will you come out better by selling your house through a realtor? Probably not. Lets look at the facts in a nut shell: 1) keeping your house in "show" condition daily, 2) ready to drop what you're doing to show the house, 3) having strangers go through your house, 4) paying commissions and closing costs, 5) possibly spending money you don't have on repairs (major and/or minor) and 6) you may wait months on a sale, HOPING to get your asking price. With all that said, it doesn't sound too favorable for you, now does it?
